I believe that most people benefit by having an experienced agent represent them in a real estate transaction. Most members of the public have very little understanding of what a good real estate agent does because a good agent makes guiding a real estate transaction to closing look easy. Most agents understand the potential for problems. As a result, I receive many referrals from of out of area real estate agents who are looking for someone they can trust to take care of their family members.
It is especially important for the relocating Buyer to work with a knowledgeable agent. When I moved from North Carolina to Texas, I learned 1st hand how seemingly small differences in both laws and customs can have a huge impact on a real estate transaction. Texas, in particular, has some laws that are very different from other states and the city of Austin has its own idiosyncrasies.
One of the keys to a successful transaction is a set of realistic expectations on the part of both the Agent and the Client. It always amazes me when the same Seller expects Buyers to ignore deferred maintenance and clutter in the Seller's home for which the Seller wants top dollar while thinking that any imperfection in the house the Seller is looking to buy justifies a "fire sale price".
Real estate pricing and marketing is not an exact science and much of what I know is based on years of experience and developing a "feel" for the market. When you hire me as your agent, the commission I earn is for my advice and expertise. If all you want is to have your property listed in the MLS (Multiple Listing Sevice data base) I may not be the right listing agent for you.
Through the years I have taken a multitude of sales training classes in which I learned numerous "sales techniques". Most sales managers preach that high volume sales are basically a numbers game. Gradually I discovered that I don't fit the mold of the typical sales person even though my sales numbers have always been high. A lot of sales techniques feel manipulative to me. I would rather NOT make the sale than sell you something that is not in your best interest. That is why I say that I do not SELL real estate.
